How to get rental Fapiao (invoice) for your apartment

A Fapiao (invoice) is a formal taxed receipt issued by the Shanghai tax office. Most of the expats living in Shanghai would need a rental Fapiao which they will need to hand to their companies and get reimbursed. In some cases the Fapiao is included in the monthly rent and provided by the landlord. However, not all the landlords are willing to do so cause there are extra tax fees for each Fapiao issued.

If you have to get the Fapiao by yourself, you are gonna need some help from the landlord:  A copy of the Property  Ownership Certification, a copy of the contract and the landlord to be shown at the tax office along with you. Also, be aware of the local tax office's working hour.

We recently have a case in which the tenant is renewing the lease for another year. All the terms remain unchanged except this time the tenant needs the title of the Fapiao to be changed to her company’s name instead of her name. Well, this kind of change is quite common, not a big deal. We just want to give a friendly reminder that the tax office will need some extra paper:

• A Copy of Tenant Company’s business license.

• The new lease contract has to be signed by the tenant company instead of an individual.
